Where do condo hotel markets actually exist?

Condo hotels cluster where three conditions overlap: year-round visitor demand, high land costs, and buyers who want a foothold in a resort city. This survey maps the major markets and then walks through named, operating properties in each one, from a Gulf-front building on Treasure Island to suite towers beside the MGM Grand, so the abstractions in the rest of this report have concrete addresses attached. 01Miami and Miami Beach

Miami is the deepest condo hotel market in the world by inventory and by program variety. Buyer guides such as CondoBlackBook's Miami condo hotel guide maintain running lists of operating and preconstruction projects, and brokerage coverage from Million Luxury documents the full spectrum of program design, from projects where every unit must join the rental pool to programs where enrollment is the owner's choice. 02The Gulf Coast: South Beach Condo Hotel, Treasure Island

Florida's Gulf beaches run the model at a smaller, friendlier scale than Miami, and the South Beach Condo Hotel at 11360 Gulf Boulevard on Treasure Island is a clear specimen. The building sits directly on the Gulf and offers one and two bedroom units with full kitchens, washers and dryers, and private balconies facing the water, plus a heated pool and grills in the common areas. Those specifications matter for this report because they are condominium specifications, not hotel-room ones: each unit is a self-contained residence that happens to rent by the night.

The operating side shows the standard condotel split between building and management. Sunsational Beach Rentals markets the property, while agencies such as Travel Resort Services handle guest bookings for units in the building, and regional brokerages list individual South Beach condos for resale. 03Orlando

Orlando's condo hotel stock serves theme park tourism, and its unit mix shows it. Where Miami sells studios and one-bedroom hotel suites, Orlando listings routinely offer two, three, and four bedroom condominium hotel units aimed at families, as local brokerages such as Realty in Orlando catalogue. Demand is steadier across the calendar than in beach markets, but it is concentrated around resort corridors, so location within the metro matters more than the metro itself.

04Las Vegas: Jet Luxury at The Signature

Las Vegas hosts some of the best-known single buildings in the category, led by The Signature at MGM Grand towers at 145 East Harmon Avenue, a short walk from the Strip. Units there are individually owned, and blocks of them are marketed under management flags such as Jet Luxury at The Signature Condo Hotel, which sells the same physical product two ways at once: a nightly stay for guests and a managed unit for owners. The inventory runs from studios with kitchenettes to one and two bedroom suites with full kitchens and balconies, and guests use the towers' pool, gym, and spa along with dining and gaming at the MGM Grand next door. The same units also appear on booking platforms such as Booking.com, which is the distribution reality behind every rental projection an owner is shown.

The market's character is casino-driven: occupancy follows conventions, events, and gaming tourism rather than seasons. Its boom and bust history is the cautionary half of the story, with post-2008 reporting recording how far speculative condo hotel pricing fell when visitor demand broke.

Miami and Las Vegas often compete for the dubious distinction of being the nation's hardest hit condo market.

05Aspen: the mountain condominium hotel

Ski towns ran condominium hotels before the term condotel existed, and the Aspen Square Condominium Hotel at 617 East Cooper Avenue is the durable example. The property stands in downtown Aspen opposite the Silver Queen Gondola and, per the resort's own lodging directory at Aspen Snowmass, offers 101 suites for nightly rental, from studios up to three bedroom units with kitchens, fireplaces, and balconies, wrapped in hotel services and a courtyard with a heated outdoor pool and two hot tubs. Individually owned condominiums, a front desk, and nightly rental in one building: that is the model this site describes, operating for decades in a market where winter and summer seasons drive two distinct demand peaks. Owners weighing a unit in any seasonal market should read the comparison with a residential rental with that seasonality in mind.

06Austin: when the name outruns the structure

The Austin Condo Hotel at 48 East Avenue, in the Rainey Street district near Lady Bird Lake, is a useful caution about vocabulary. It markets itself as a short and extended stay hotel with apartment-style suites and a rooftop terrace, and travel platforms such as Tripadvisor review it as exactly that. Nothing in its public marketing offers deeded units for sale; here the phrase condo hotel describes the format of the rooms rather than the ownership of them. That usage is common and legitimate, but it means a buyer researching condotels cannot rely on the label alone. The test is always the paperwork: if there is no recorded deed to a specific unit, it is not the ownership structure defined in chapter one, however the building brands itself. 07Playa del Carmen: El Taj Oceanfront Condo Hotel

The Riviera Maya exports the condotel model south of the US border, and El Taj Oceanfront and Beachside Condo Hotel in Playa del Carmen shows what it looks like there: 57 residences of one to four bedrooms split across two properties, one directly on the beach and one just behind it, in the walkable center of town near Quinta Avenida. The units carry condominium finishes and full kitchens while the property runs hotel amenities, including an infinity pool and spa, a mix confirmed by listings on Tripadvisor. For a foreign buyer, the operating questions are the familiar ones from the contract checklist, but the legal wrapper is not: title mechanics for non-Mexican buyers in coastal zones differ from a US deed, so local counsel belongs in the buying process before any deposit.

08Dubai

Dubai approaches the same idea from the luxury end. The emirate has become the global center of branded residences, homes carrying hotel and fashion brands with hotel services attached, a position documented by Conde Nast Traveller Middle East. Where projects add mandatory rental pools, the structure becomes a condo hotel in all but name, and legal commentary on condo hotels in the UAE notes that selling real estate together with a mandatory rental arrangement raises securities-law questions in the relevant jurisdictions, the same issue US buyers meet at home.

09Istanbul

Istanbul's version of the model arrives through hotel-branded residence projects rather than resort condotels. Four Seasons markets Private Residences Istanbul with apartments from two to five bedrooms; Radisson operates Radisson Residences Vadistanbul with 169 apartment-style rooms and suites; and fashion-brand towers such as Etro Residences add to the pipeline. The demand base underneath is a large, two-airport tourism market that supports everything from luxury flags to the budget hotel stock catalogued by istanbulucuzotel.com. Package operators such as safaryarholidays.com feed steady international arrivals into the city's hotels, and city references like istanbultravelguide.com document the neighborhoods where that demand lands.
